What Landlord's need to know about the Renting Homes Wales Act

Part of the Renting Homes (Wales) Act 2016 sets out the obligations placed on a landlord with regard to the condition of the property.


Part of the Renting Homes (Wales) Act 2016 sets out the obligations placed on a landlord with regard to the condition of the property. These obligations apply to all occupation contracts made for a term of less than seven years, the landlord is obliged to ensure a property is both in repair and fit for human habitation(FFHH).

The welsh government have set out the 29 matters and circumstances that must be considered when determining if a property is fit for human habitation. The act also states that rent will not be payable by the tenants where the property falls short of these required standards so it’s important that landlords familiarize themselves with what’s required.
