The rental market is becoming more and more competitive. In 2023 every property now has an average of 20 viewing requests, three times as many as back in 2019.

Rising mortgage rates and many landlords selling up has created a large pool of renters unable to afford to buy and a lack of rental properties on the market.

With so many people looking for properties to rent, getting yourself noticed can often be difficult. Our lettings agent Matthew Kilgariff has put down some of his top tips to help you secure your dream home.


Get Ahead of the Crowd When Searching for a Property


Register and set up email alerts to be the first to know about new rental properties in your area. We'll email you as soon as a property that matches your search criteria comes onto the market.
With the rental market as busy as it is, email alerts can help you get ahead of the crowd and save you time scrolling through un-suitable properties.


Be Upfront When Applying


Giving more information on your viewing request can help you get selected. Often the qualifying questions can be vague. For example, answering 'yes' to having pets on your application, doesn't help differentiate between one goldfish, or ten Great Danes. So supplying more information towards your application can give estate agents and landlords a better understanding of why you would be a good tenant.
It may be worth giving your estate agent a ring to explain your situation and help distinguish yourself from the crowds.

Be Flexible When Booking


Usually agents book a block of viewings for a property, this can often be within working hours mid-week. If you are serious about the property try and make time for the viewing as if you don't it is likely someone else will take the property. This may mean taking a morning off work or driving a few hours to view.

Put Your Best Foot Forward When Viewing


Make sure you are on time when attending viewings, often you will only be allocated 15 minutes to view, it is a good idea to try and arrive early as some properties can be hard to locate.
Try and be friendly, polite and presentable when viewing. Even if you miss out, a property manager will keep you in mind for any future rentals. Remember a good impression is more likely to lead to a good result.

Be Prepared and Prompt When Accepted


Every landlord wants to avoid an empty property so making yourself available to move in as soon as you can will work in your favour. Being prepared for referencing can also save a lot of time and get you into your dream property quicker.
You will need:

  • A reference from your previous landlord, and potentially your bank
  • A valid government-issued ID such as a passport or driving licence
  • Proof of income

It is a good idea to contact your references in advance to inform them of your rental property search and save time during the referencing process. It is also worth checking your credit score and if it is low, looking at ways to increase it as this may put landlords off.
